Architectural requirements

House plans, landscaping plans and all construction plans must be submitted to the Architectural Review Committee for approval at: B&B Enterprises, 40W270 B La Fox Road, St. Charles, IL 60175.

All homes must have:

Minimum square footage

Heron Creek: Two-story homes must be at least 1,900 square feet. One-story homes must be at least 1,700 square feet.

Heron Creek Estates: Two-story homes must be at least 2,300 square feet. One-story homes must be at least 2,100 square feet.

Country Estates: Two-story homes must be at least 2,400 square feet. One-story homes must be at least 2,100 square feet.

Setback requirements

Minimum setbacks are 30' front, 30' back, and 10' each side yard.

Siding Materials

Heron Creek: Brick, cedar, aluminum or vinyl siding.

Heron Creek Estates: Brick, cedar or vinyl; chimneys must be masonry

Country Estates: Brick or cedar; freplace chimneys must be masonry

E.I.F.S. or Dryvit may not be used.

Construction

Construction of home must take place within 2 years of the date of closing.

Driveways

Driveway surface to be poured concrete, brick, or asphalt.
